James Island

James Island is the name of a lovely town in Charleston County, South Carolina, as well as the name of the island on which the town is located. It is part of the Charleston-North Charleston-Summerville metropolitan area and is considered a bedroom community to the anchor cities of that metropolitan area, especially to Charleston itself. The city only encompasses a portion of the island’s land area. Part of the island remains undeveloped and part has been annexed to the city of Charleston. The island and community are both surrounded by tidal creeks and marshlands. These waters and wetlands create uniquely beautiful views for the community. Many of the neighborhoods on James Island have been firmly established since the 1980s and 90s. However, a number of houses, apartments, condos and more are newly constructed and ready for potential buyers. It is primarily a residential community with beautiful homes, mature shady trees and quiet streets. It has a family-friendly warm and welcoming atmosphere which makes it perfect for couples, families, retirees and everyone in-between.

The island and community have a rich military history and an abundance of southern charm. The last known action of the Revolutionary War took place on James Island on November 14th. 1782. For most of its known history the island has been largely undeveloped and primarily used as farm land. The island and the city are home to several sites that appear on the National Register of Historic Places, including Marshlands Plantation House, Lighthouse Point Shell Ring, Fort Pemberton, Seashore Farmer’s Lodge #767 and others. But, despite the area’s long history the city was not officially founded until 1992. Then, it was incorporated and reincorporated several times 1993, 2002, 2006 and again in 2012.

It is a comfortable and economically stable community. In 2016, the town population was 21,166 and the islands population was 41,000. Also, the estimated median household income was $68,855 and the per capita income was 40,797. In the same year, the estimated median house or condo value for James Island was $494,000. The current approximate median home price in the community is $275,500.

Public education for the youth of the island and community is provided by the schools of the Charleston County School District. It is a beautiful island and community which as several gorgeous parks, like James Island County Park, Dock Street Park and Pinckney Park. James Island Park hosts events like the Festival of Lights and Terrace Theater. Pinckney Park and Dock Street Park feature amenities like picnic areas, swings, benches, fishing docks and more.
